State Bureau, New Delhi: Despite a swift sale of flats in Delhi's key areas, several units of the Delhi Development Authority (DDA) are still unsold, opening an opportunity for buyers to grab affordable flats in the national capital.

During the first quarter of the 2026-27 fiscal year, DDA earned Rs 1,020 crore, which is a 120 per cent increase from the same quarter last year (Rs 462 crore).

During this period, a total of 1,284 flats were sold. While the figures seem large, there are still a large number of units open for sale.

Rampant sale, still units vacant, how?

Out of a total 1,284 units sold, 90 per cent (1,153 flats) are sold in Narela areas alone as buyers eye a price hike in anticipation of UER-II and new metro projects.

While there is an availability of new stock in posh Delhi areas, DDA's entire revenue stream now rests on affordable flats in outer Delhi.

The DDA has sold 435 middle-class (MIG) flats while only 191 high-class (HIG) flats were sold during the first quarter. The trend suggests that people still prefer private builders for high-end flats.

Applications to close on July 31

This substantial gain reflects a constraint on the DDA's part rather than a new success. By launching a "first-come, first-served" online scheme and extending the deadline to July 31, 2026, the DDA has attempted to clear its old flats that have been vacant for years.

Although 'instant possession' and 'freehold' have provided a safe option to low-budget buyers, it will still take a long time to completely sell the huge stock of vacant flats that DDA has.
