Greater Noida, known as an educational and industrial hub, has also grown rapidly as a residential area. In Greater Noida West alone, over 197 builder projects are under construction, while residents have already moved into 88 completed societies, housing a population of more than 4,50,000.

Despite taking possession of their flats after years of saving, many residents are still unable to secure flat registration and basic amenities, leading to widespread protests. Frustrated buyers are now turning to the judiciary after repeated unsuccessful attempts to resolve the issues.

Over the past two years, the Greater Noida Authority held a series of meetings with builders to address residents’ concerns. Authority officials engaged in continuous dialogue with builder representatives, but residents allege that no permanent solution was reached, despite repeated assurances.

Builders have reportedly been ignoring directives from UP RERA. According to RERA officials, over 60,000 cases have been filed, with 20 per cent concerning flat registration, 60 per cent over non-receipt of possession, and the remaining 20 per cent related to basic amenities.

Residents claim that builders continue to act arbitrarily, while public representatives have largely remained unresponsive. Vikas, a resident of Greater Noida West, said, “Even years after taking possession, we have not received ownership rights. Builders are not following RERA orders, and officials are ignoring our grievances.”

JP Pandey, another resident, added, “When we demand flat registration, the Authority considers its duty done by merely arranging talks with the builder. Since builders owe dues to the Authority, no action is taken.”

The impasse highlights the growing tension between residents, builders, and authorities, with the judiciary emerging as the next resort for resolving stalled flat registrations in Greater Noida West.
