Lucknow: Awas Vikas Parishad Cuts IT City Plot Prices; Registration Open Till Jan 29

Registration for purchasing plots in the Housing Development Council's IT City scheme is open until January 29. Those acquiring land will have to pay less than the residential rate for commercial plots. The current rate for residential land in the IT City scheme is Rs 38,000 per square metre, which is one and a half times the rate of Rs 58,000 per square metre.

Registration for purchasing plots under the Awas Vikas Parishad’s IT City scheme will remain open until January 29, with revised rates aimed at attracting more buyers. Under the new pricing structure, commercial plots will now be available at rates lower than the earlier proposed commercial price and close to the residential land rate in Lucknow.

The current residential rate in the IT City scheme stands at Rs 38,000 per square metre. Earlier, commercial plots were priced at 1.5 times the residential rate, amounting to around Rs 58,000 per square metre. However, following a review, the Parishad has reduced the prices, and plots will now be sold at reserve prices ranging from Rs 41,026 to Rs 45,584 per square metre.

The IT City scheme is proposed in Sector-15 of the Awas Vikas Parishad’s Vrindavan scheme and is spread over 256 acres. The project was conceived to develop an IT hub and attract information technology companies to the area.

Registrations for the scheme were opened four months ago, but the response remained poor, with applications failing to reach double digits. A review found that the high cost of plots was the main reason for the lack of interest. Consequently, a proposal to reduce the plot prices was placed before the Parishad’s 274th Board meeting and approved on December, 27, 2025.

The Parishad is currently conducting online registrations for the sale of plots. In the first phase, applications have been invited for 35 plots. Interested applicants can register online until January 29, after which an online auction will be held on January 30.

Deputy Housing Commissioner (Lucknow Zone) Chandan Kumar Patel said the prices of plots under the IT City scheme have been revised. He explained that the reserve price for IT plots up to 10 acres has been fixed at par with the residential rate. For plots larger than 10 acres, the reserve price has been set even lower, as internal development costs will be reduced and the establishment of large IT companies is expected to accelerate development in the surrounding areas.
