Noida Authority Clears Path For Registration Of 9,000 Flats In Sector-150 Sports City

The Noida Authority has approved a framework for conditional Occupancy Certificates, clearing the way for nearly 9,000 flat registrations in Sector-150 Sports City. Projects by Godrej, Tata, and ATS are among those benefiting, with work expected to resume fully under new compliance conditions.

Noida Authority Clears Path For Registration Of 9,000 Flats In Sector-150 Sports City

In a major relief for homebuyers, the Noida Authority on Saturday took a significant decision regarding residential projects located on plot SC-02 in Sector-150 Sports City, paving the way for registration of nearly 9,000 flats.

During the Authority’s board meeting, officials approved a framework to comply with the Supreme Court’s order directing the issuance of conditional Occupancy Certificates (OCs) for several projects on the plot. The court had earlier issued a uniform order for all projects on SC-02, instructing the Authority to grant conditional OCs after homebuyers approached the apex court seeking registration.

The plot comprises 16 projects, of which four projects, including developments by Godrej, Tata and ATS, were specifically covered under the Supreme Court hearing. The Authority has already received the lease rent for these projects, and the mandatory Sports City facilities have either been completed or are in the final stages of development.

Following Saturday’s decision, around 10 projects are now eligible for conditional OCs, subject to the fulfilment of more than 20 conditions related to construction progress, structural safety, sports facilities, compliance with NGT regulations, and approved time extensions.

This move will directly benefit nearly 9,000 homebuyers, whose flat registrations had remained stalled for years.

The Authority also decided to lift the construction ban imposed on the plot in its 201st board meeting in 2021, in line with the Supreme Court’s directions. At present, construction remains stalled or partially active in around six projects, but with conditional OCs expected soon, work is likely to resume in full swing.

Earlier, the Authority had issued a conditional OC to the Brickrise project on the same plot strictly under court orders. Saturday’s decision now extends this relief to other projects as well, ensuring uniform compliance with the Supreme Court’s ruling.

Officials said the new framework will enable smoother implementation of the court’s directives while ensuring that all safety and regulatory requirements are strictly met.
