Mumbai News: Navi Mumbai is set to see a major expansion with a massive township project planned near the upcoming international airport in Panvel. Spread over 1,000 to 1,100 acres, this mixed-use development is expected to significantly transform the region’s real estate landscape over the next decade.

According to a Mint report, the project will be developed close to the Navi Mumbai International Airport, which is likely to be inaugurated soon. The airport is being built by Navi Mumbai International Airport Ltd, a joint venture between the City and Industrial Development Corporation (CIDCO) and Adani Airport Holdings Ltd, with the latter holding a 74 per cent stake.

This township will be the largest of its kind in Navi Mumbai and is expected to draw attention from buyers and investors once launched. It is likely to include both residential and commercial units, with initial offerings still under consideration. A sales office has already been set up, though the actual launch is planned after the airport becomes operational.

The project, known internally as ‘Adani Panvel’, will resemble the group’s earlier development, Shantigram in Ahmedabad, which covers 600 acres. However, the Navi Mumbai project will be nearly twice as large. Developers estimate the investment to be more than Rs 10,000 crore—double the cost of Shantigram.

Infrastructure around the site is also being upgraded, including a new road connecting the project directly to the expressway. This will provide easier access to and from the development area.

The rapid infrastructure growth in Navi Mumbai is already making the city more attractive. Apart from the airport, the Mumbai Trans Harbour Link—a 22 km sea bridge connecting South Mumbai with Navi Mumbai—is also expected to improve connectivity and fuel real estate demand.

This large-scale township is part of a broader trend of builders investing heavily in Navi Mumbai, driven by improved transport links and the promise of a more connected, modern urban space. Once complete, the project is expected to play a key role in shaping the future of the Mumbai Metropolitan Region.
