The Gorakhpur Development Authority (GDA) has rolled out a stricter monitoring mechanism following new directives issued by the Real Estate Regulatory Authority (RERA). Under the rules, RERA registration is now mandatory for commercial projects on plots exceeding 500 square metres and for residential projects with more than eight flats being used for commercial purposes.
The authority will henceforth mark on approved plan documents that RERA registration must be completed within three months. Additionally, details of such sanctioned plans will be forwarded to RERA immediately for monitoring purposes.
Technical Assistant Prashant has been assigned the responsibility of preparing reports, while Assistant Engineer Raj Bahadur Singh will ensure the timely submission of the data to RERA. These instructions were issued by the In-Charge Chief Engineer, Kishan Sing, during a review meeting on online and compounding plan approvals.
The meeting also highlighted that many architects are not submitting plans in the prescribed format, resulting in repeated objections and delayed approvals. Officials have been directed to issue letters to all architects to ensure strict compliance with earlier instructions.
It was also discussed that several proposals in regularisation (Viniyamitikaran) areas remain pending due to a lack of clarity. To address this, a joint meeting of the map, legal, and planning sections will be held under the chairmanship of the Vice-Chairman to prepare a Standard Operating Procedure (SOP).
Expressing dissatisfaction over two plans that remained pending beyond the stipulated period, the In-charge Chief Engineer warned that strict action would be taken against officials if such delays continued.
Two online plans under Junior Engineer Rohit Pathak were held up for 27 and 23 days, respectively, both linked to illegal colonies where site inspections were delayed. Finding the explanation unsatisfactory, the Chief Engineer directed that inspections be expedited through direct coordination with landowners via phone and personal contact.
Officials present at the meeting included Assistant Engineers Raj Bahadur Singh, Sanjiv Tiwari, Ajay Pandey, and Jyoti Rai, along with Junior Engineers Rohit Kumar Pathak, Manish Tripathi, Prabhat Kumar, Dharmendra Kumar Gaur, Shobhit Kannaujiya, Anupama, Poonam Yadav, Sanju Shah, and Technical Assistant Prashant.
The Chief Engineer stressed that delays not only reduce the authority’s income but also disrupt the planned development of the city.
