Uttar Pradesh: Starting February 1, 2026, the Uttar Pradesh government will make Aadhaar verification mandatory for all property registrations. The measure, approved by the state cabinet, will be implemented across every sub-registrar office in the state.
Speaking to Jagran.com, officials stated the move aims to prevent fraudulent land deals, impersonation, and illegal property registrations that have long troubled buyers.
How Will Aadhaar Verification Work During Property Registration?
In a bid to curb identity misuse and prevent multiple registrations of the same property, the Uttar Pradesh government has mandated that the Aadhaar details of buyers, sellers, and witnesses be verified digitally at the time of registration. Here's how Aadhaar details will be verified during property registration:
Step 1: Provide Aadhaar Details: At the sub-registrar office, buyers, sellers and witnesses must present their Aadhaar Number during property registration.
Step 2: Biometric Verification: The sub-registrar will initiate an e-KYC check for identity verification. Fingerprints or iris data will be matched in real time with the UIDAI database.
Step 3: OTP Verification: If the biometric verification fails, an OTP will be sent to the Aadhaar-linked mobile number to confirm identity.
Step 4: Link Aadhaar To Property Documents: Your Aadhaar is verified against your personal details (name, date of birth, address) to prevent fraud.
Step 5: Complete Registration: Once verification is completed, submit your property documents. The sub-registrar finalises registration, and the property is legally registered under the Aadhaar holder's names.

What Property Buyers Should Do?
- Property buyers, sellers and witnesses should ensure that their Aadhaar details are correct and up-to-date in the UIDAI database.
- Your mobile number should be linked to Aadhaar for OTP-based verification.
