Noida- Greater Noida Infra Boost: The already booming real estate market in Noida and Greater Noida has taken a significant leap with the Union Cabinet giving nod to a new metro route project worth 2,254 crore, earlier last week. The 11.56-kilometre stretch of the Aqua line will have eight stations, including Botanical Garden, Noida Sector 44, Noida Office, Noida Sector 97, Noida Sector 105, Noida Sector 108, Noida Sector 93, and Panchsheel Boys College. 

Once operational, the newly proposed metro corridor will provide a seamless interchange between the Blue and Magenta lines of Delhi Metro and Noida Metro's Aqua line. This would eventually offer ease in commuting to professionals working in IT and corporate companies situated along the Noida-Greater Noida expressway. 

Additionally, the corridor comes as a significant connectivity overhaul for residents living in RWA societies and highrises by reducing the travel time to major railway stations, Airports, Inter-State-Bus Terminals and other prominent locations in Delhi.

Meanwhile, Real Estate experts believe that the metro corridor will bridge a long-standing connectivity gap for commuters along the 25-km Noida Expressway stretch and those who are living in Greater Noida, removing the need interchange at Noida Sector 52. 

According to them, the new metro corridor will further strengthen the robust growth opportunities in the housing and commercial real estate in Noida-Greater Noida region, which is already boosted by world-class infrastructure establishments, including an upcoming international airport and several expressways connectivity.

“The recently approved Aqua Line extension, the upcoming Noida International airport, and the consistent expressway upgrades constitute a strong foundation for long-term growth anchored in sustainability for Noida and Greater Noida,” said Yash Garg, Director, M3M Noida.  

These developments will augment the connectivity of the corridor and will essentially contribute to its positioning as one of the most promising future-ready real estate markets of the NCR, Garg added. 

Echoing the same sentiment, Pawan Gupta, CEO, FarmlandBazaar.com, said that the Noida-Greater Noida region is slowly coming up as one of the preferred locations for homebuyers in the NCR region. 

“The connectivity provided by the Noida Metro Rail Corporation and the Aqua Line Metro has made the commute easier, which is a huge advantage for working professionals who are eager to relocate their base to this location,” Said Gupta. 

Weighing that the better connectivity always turns out to be a catalyst for growth of real estate in any cluster, Mohit Mittal, CEO – MORES, noted that the metro extension and upcoming airport are genuinely big positives for Noida–Greater Noida. 

“Better connectivity always changes the game in real estate, and this will make daily commuting much easier for professionals living here. We’re also seeing strong end-user interest, not just investor-driven activity. With improving infrastructure and growing business activity, we expect steady and sustainable appreciation in well-connected micro-markets,” Mittal stated.

Infra Boost Turn Noida-Greater Noida As Preferred Real Estate Hub In NCR

The experts believe that the upcoming Noida International Airport in Jewar has already raised investors' confidence as they see these infra boost as an opportunity for a rapid increase in the demand for residential, commercial and retail spaces.

It is quite understood that an improved connectivity provides a multi-faceted utility by reducing travel times, creating employmentaroundd the proximity, thus accelerating residential and commercial demand. 

“We are already observing stronger confidence and interest from end users and institutional investors alike. Price appreciation, higher rental yield, and a surge in corporate activity are expected to emerge in the region over the next few years, making it a promising and strategic destination for real estate investments in NCR,” an expert said.
