The Indian luxury real estate market, which was once considered a glory and an overspending asset, is transforming. Younger generations—Millennials and Gen Z—are reshaping the definition of luxury, focusing on sustainability, smart technology, and personalised experiences. For these young fellows, luxury is not about excess, but about meaningful living aligned with personal values and eco-conscious decisions.

These generations have emerged as significant real estate influencers in the last ten years. Millennials and Gen Z will account for 60% of all new homebuyers in India by 2030, predicts JLL India. Nowadays, owning a home is seen as a calculated investment in long-term financial stability rather than merely an ideal.

Dr. Gautam Kanodia, Founder of KREEVA and Kanodia Group, notes, “Millennials and Gen Z want an elevated lifestyle backed by tech integration, AI features, co-working lounges, and wellness-focused amenities. They’re investing in spaces that reflect who they are.”

This generation is brand-aware, tech-savvy, and pragmatic; they favour small, smart homes with co-working spaces, wellness areas, and fast internet. According to a Magicbricks report, early homeownership is fueled by rising incomes and long-term planning, and both young professionals (18–24) and senior citizens have strong buying intent.

Vishesh Rawat, VP of M2K Group, adds, “Young buyers are decisive and look for fully finished homes with modern fittings—modular kitchens, wardrobes, decorative ceilings, and more. Projects now cater to their need for convenience, safety, and sustainability.”

Umesh Rathore, VP of VVIP Group, believes, “Millennials are making legacy-driven investments. Strategic locations like Delhi NCR see rising demand for homes that offer both current comfort and future returns.”

It's interesting to note that older Indians are also spearheading change. As they move away from conventional retirement models, their preferences now focus on community, comfort, and accessibility. In response, developers are creating multigenerational homes that can accommodate a range of age-group needs.

Indian real estate is moving beyond traditional construction and toward lifestyle-driven design as a result of this generational shift. The industry is changing to provide inclusive, intelligent, and sustainable spaces that meet the needs of today's diverse homebuyers.
