A long-awaited resolution for the real estate allottees of the Appu Ghar project in Sector 29, Gurugram, is now in sight. On September 26, the National Company Law Appellate Tribunal (NCLAT) directed the continuation of the pending resolution process for the project’s developer, International Recreation and Amusement Limited (IRAL).

According to allottees, the tribunal dismissed all pending appeals against the resolution plan submitted by Hari Global LLP. The plan is now set to be put to a vote by the allottees, offering new hope to those who have waited years to recover their investments.

The resolution process had faced significant delays due to legal challenges and objections, which have now been cleared by the NCLAT. Major builders, including M3M and Bhutani Group, had shown interest in the project, but their proposals were rejected on legal grounds.

The Haryana Shahari Vikas Pradhikaran (HSVP) had sealed the Appu Ghar property in September 2022 due to non-payment of lease rent. However, on March 13, 2024, the National Company Law Tribunal (NCLT) cancelled the sealing order and directed the property to be de-sealed.

Approximately 1,200 allottees had invested their life savings in the project and faced years of financial and emotional distress. Arun Sharma, managing partner of Hari Global LLP, has pursued the resolution for the past six years. His persistent efforts, along with a proactive legal team, have now brought a sense of relief to the allottees.

During proceedings, Senior Advocate Dr Abhishek Manu Singhvi, representing Hari Global, highlighted that the resolution plan meets all legal requirements and urged the NCLAT to end the prolonged legal deadlock. “The allottees have been waiting for justice for the past 10 years,” he noted.
