Bengaluru E-Khata: From July 1, 2025, the Bruhat Bengaluru Mahanagara Palike (BBMP) has made it compulsory for all properties under its limits to have an e-Khata. This step is part of a broader digital move aimed at simplifying property record management, improving transparency and preventing fraud. The digital system is also expected to increase property tax collection in the city.
Bengaluru E-Khata Registeration: Over 5.3 Lakh Properties Already Digitised
Deputy Chief Minister DK Shivakumar, who also oversees Bengaluru Development, said that over 5.34 lakh properties have already been included in the e-Khata drive. Sharing the update on X, he added that the aim is to bring 25 lakh properties under the system. According to him, this move ensures no one needs to pay bribes for property records, as the government is taking this service to people’s doorsteps.

Shivakumar explained that just like Aadhaar provides identity to individuals, every property will soon have a unique digital ID. As part of the campaign, BBMP teams are scanning, verifying and updating property details across the city.
Bengaluru News: Ward-Level E-Khata Melas In July
To help residents complete the transition, BBMP will organise e-Khata melas throughout July in all BBMP wards. Officials will assist residents in updating or applying for e-Khata at ward offices.
What Is An E-Khata?
An e-Khata is the online version of the traditional Khata certificate. It confirms the ownership, size, location and tax status of a property. The digital format was launched in October 2024 to improve efficiency and curb fraudulent activity.
Steps To Apply For An E-Khata
Residents can apply by visiting their BBMP ward office during the mela or online through the E-Aasthi portal: bbmpeaasthi.karnataka.gov.in. Applicants must upload basic documents including:
- Aadhaar number
- Registered sale deed
- Recent photo of the property
- Encumbrance Certificate
They must also complete Aadhaar eKYC and verify the property location using an online map. Once documents are verified, a digitally signed e-Khata will be issued. Residents will receive an SMS or email once it is ready.
Mandatory For Plan Approvals From July
From July 2025, all builders and property owners must provide their e-Khata or EPID (Electronic Property ID) number while applying for building plan approval through the OBPS portal. The system will automatically check property tax records, reducing manual verification.
