Bengaluru Property Khata Update: The Karnataka Cabinet has approved fresh regulations for A and B khatas in the Greater Bengaluru Authority (GBA) region. The new guidelines will look after unauthorised properties, streamline property records, and bring B-khata properties under tax and legal framework.
The Karnataka government is preparing to grant A-khatas to some unauthorised properties or B-khata, if they meet the requirements.

According to the new guidelines, properties on B-khata lands that were constructed before September 30 2024, will be eligible for A-khata. As per the new Greater Bengaluru Governance Act, 2024, constructions after this date shall not be accepted, as per a Deccan Herald report.

With the new rules, around six lakh B-khata properties are expected to come under the BBMP’s tax ambit. BBMP can soon release a notification in this regard.
To qualify, the property must be connected to public roads. For revenue land, the survey number must be officially converted under the updated Karnataka Land Revenue Act. The property also needs to be within Bengaluru's revised master plan and have either individual site or layout approval.
Owners will have to get Occupancy Certificates before an A-khata can be issued for multi-storey buildings. After this is done, the BBMP will review the conversion process according to the new law.
