UP Hotel Rules: In view of the ever-increasing number of tourists visiting the state, the Yogi government in Uttar Pradesh has taken up an initiative to promote the hotel industry. The move will now make it easier to open small hotels. The Housing Department has relaxed the rules in this regard. There will be no minimum area requirement for opening hotels with six to 20 rooms. In residential areas, these can be opened on roads with a width of nine meters.
Additional Chief Secretary, Housing, Nitin Ramesh Gokarna has issued a government order to implement the amendments made in the building construction and development bylaws effective in the Uttar Pradesh Housing and Development Council and development authorities. Now all the development authorities will implement it immediately with the approval of their respective boards.
Now, a minimum of 500 square metres of land will be required to build a hotel with more than 20 rooms. Earlier, it was mandatory to have at least 1,000 square metres of land. This rule has also been relaxed. Such hotels can be built on 12 metre wide roads in residential areas. For building all kinds of hotels in non-residential areas, the width of the road must be 12 metres.
This initiative has been taken to provide better facilities to the tourists by building more and more hotels in view of the huge increase in the number of tourists at religious places like Ayodhya, Varanasi and Mathura. Other relaxations given include leaving a set back of 5 metres in front, 3 metres at the back and 3 metres on each side for buildings up to 15 metres in height. It will be necessary to leave a car parking space for every 1,000 square metres of construction.
No Restriction On Height Of Building
There will be no restriction on the height of the building within the permissible land cover and Floor Area Ratio (FAR), but the height of the building must comply with protected monuments, distance from heritage sites, airport funnel zone and other statutory conditions.
In the proposed hotel building on plots of 4000 sq.m. and more area, 20 per cent FAR will be used for office and commercial and retail shops and 20 per cent FAR will be used for service apartments. Atrium i.e. entrance hall can be built on 5 per cent additional land cover. This will not be counted in FR.
