After the launch of Anant Nagar, the Lucknow Development Authority (LDA) is set to introduce two more major residential schemes in the capital — Varun Vihar along the Agra Expressway and Naimish Nagar on Sitapur–Raitha Road. The proposals for both projects were approved in the LDA board meeting held on Tuesday under the chairmanship of Divisional Commissioner Dr. Roshan Jacob.
According to LDA Vice President Prathamesh Kumar, the Varun Vihar scheme, spread over 2,664 hectares across 12 villages, will require land acquisition worth approximately Rs 7,472 crore. The Naimish Nagar project, spanning 1,084 hectares in 14 villages, will involve a land acquisition cost of about Rs 4,785 crore.

In both cases, land will be purchased directly from farmers through mutual agreement. With board approval secured, surveys will now be conducted to determine the number of beneficiaries and the allocation for group housing and plots.
Other Key Decisions from the 185th LDA Board Meeting:
-Nehru Enclave Land Dispute Resolved: The long-standing dispute between the Army and LDA has ended. The authority will hand over 61 acres from the project plan to the Army in exchange for 57 acres of Army land, enabling pending development works. Under the Green Corridor Project, defence land will also be acquired at equal cost for embankment construction from the Gomti River to Pipraghat Shaheed Path. The unused land of Captain Manoj Kumar Pandey, UP Sainik School, has been approved for LDA use.
-Himalayan Cooperative Housing Society Contract Cancelled: Five unregistered contracts of The Himalayan Cooperative Housing Society Limited have been scrapped. The board also approved the repossession of 14,309 sq m from the Bahujan Nirbal Varg Cooperative Housing Society.
-Charbagh Bus Terminal on PPP Mode: Plans to build a bus terminal at Charbagh by a private developer on land allotted to the Uttar Pradesh Road Transport Corporation have been cleared. LDA will send a proposal to the government to widen the master plan road from 24 to 30 metres, granting setback relief to the developer.
-Airport Layout Plan Approved: The layout for 110 acres of land under the airport area, operated through a concession agreement between the Airport Authority of India and Adani Lucknow International Airport Limited, has been approved.
-Regularisation of Illegal Occupants: The LDA will regularise certain illegal occupants, and has cancelled its contract with M/s Unitech Limited in Ratan Khand Yojna, Raebareli Road.
-Interest Charge Policy Revised: For allottees from the EWS category who were relocated to alternative housing due to disputes or other reasons, interest will now be charged from the date of adjustment rather than the original allotment date. LDA will also bear stamp duty and court fee costs for the registry of the adjusted plots/flats.
