Mumbai's Enemy Properties: The central government is all set to auction 462 ‘enemy properties’ across Maharashtra to boost interest. With the compilation process of properties completed, the government will soon put the properties in the public domain for auction.
To facilitate smoother monetisation of properties, the government plans to amend the Enemy Property Act to avoid legal hurdles, such as encroachments and litigation that come in the way of auctioning the properties.
In the last couple of years, the state government and the Mumbai branch of the Custodian of Enemy Property for India (CEPI) have sped up the process to notify the central government as CEPI. The revenue department has also played its role by collecting the status of litigation and encroachment-related details of each of the properties.

The 462 enemy properties include 78 in Island Mumbai, 181 in Mumbai Suburban, 77 in Palghar, 90 in Thane, and a few in districts like Chhatrapati Sambhaji Nagar, Ratnagiri, and Jalgaon.
Maharashtra contains the fifth-highest count of enemy properties in the country after Uttar Pradesh and West Bengal. These numbers increased after the central government amended the act in 2017, expanding its authority over enemy properties.
What Are Mumbai’s Enemy Properties
The enemy properties in Mumbai include, the Diana Talkies building at Tardeo, which is awaiting redevelopment; two properties at Bori Chawl House, Colaba; Building 575, Supari Baug, Parel; two properties at Moti Cinema, Girgaum; Plot 85, Kale Khan Chawl, Kandivali; Kishori Court, Worli; and two flats in Naples CHS, Colaba, among others.
Why Enemy Properties Auction Doesn’t Get Responses
Talking about the low response to auctions conducted to sell properties established as enemy properties, an official told the Hindustan Times, “The auctions we conduct don’t get a response for many reasons, including unawareness about the concept and fear of the involvement of criminals.”
The district collectors, as deputy custodians of these properties, will be required to publish a list of all properties on their official websites.
