Mumbai Metro 3: April marks a significant moment for Mumbai's real estate sector, as the much-anticipated Metro Line 3 (Aqua Line) is set to connect the Bandra Kurla Complex (BKC) with Worli. These areas are among the most expensive in India, with BKC being the priciest commercial district and Worli ranking high in residential costs. Experts believe this infrastructure upgrade will greatly enhance property markets in South and Central Mumbai, leading to increased demand and investment opportunities.

Despite the expected benefits, it is unlikely that wealthy residents in Worli will frequently use the Metro. Instead, the recently opened Mumbai Coastal Road is anticipated to drive interest in ultra-luxury real estate projects in the area. According to a Hindustan Times report, current property prices for apartments in South and Central Mumbai range from Rs 45,000 to Rs 1.60 lakh per sq ft, depending on various factors such as location and amenities.

Prime Minister Narendra Modi inaugurated the first phase of the underground Metro Line 3 between Aarey Colony and BKC on October 5, with the second phase connecting BKC to Worli expected to open in April.

The new Metro route spans 33.5 km, linking Aarey Colony to Cuffe Parade. The second phase is projected to be operational by April, with the entire corridor expected to be fully functional by July 2025. This new connectivity will improve travel for Mumbaikars, linking key areas such as Dharavi, Dadar and Siddhivinayak Temple.

While Metro Line 3 aims to enhance accessibility, experts suggest that its impact on high-net-worth individuals (HNIs) will be limited compared to the Coastal Road Project, which connects Nariman Point to Worli and Bandra via the sea link.

The Metro’s second phase will primarily benefit residents in areas like Worli, Dadar and Mahim, while the working-class population in South Mumbai may see limited advantages. Additionally, the Aqua Line is poised to change commuting patterns, offering better access to key business hubs, including BKC and Andheri. This improved connectivity is expected to attract middle-class professionals living in South Mumbai, increasing demand for housing in the area.
