Apple India Store: Apple is preparing to expand its physical retail footprint in India with a new store reportedly coming up in Bengaluru. The upcoming location will be Apple’s third retail outlet in the country, after the existing flagship stores in Mumbai’s BKC and Delhi’s Saket.

According to a Business Standard report, the tech giant has signed a lease for space in the under-construction Phoenix Mall of Asia in Hebbal. The store will be situated on the mall’s first floor and is expected to be similar in size to the Delhi outlet, though still smaller than the sprawling 20,800 square foot store in Mumbai.

The lease details reveal that Apple will pay Rs 17.4 lakh per month in rent, adding up to Rs 2.09 crore annually. On top of that, the company has agreed to share 2% of its revenue from the store for the first three years, increasing to 2.5% afterwards. However, the revenue share is capped at twice the base rent. Apple has also deposited Rs 1.046 crore upfront, and the rent will rise by 15% every three years, as per the terms of the agreement.

The location choice aligns with Apple’s broader retail ambitions in India. During a recent earnings call, CEO Tim Cook confirmed that more store openings are planned for the country this year. Bengaluru’s new store is just the beginning—cities like Pune are expected to follow, and Apple is reportedly scouting for additional spaces in the Delhi-NCR and Mumbai regions.

The Phoenix Mall of Asia, where the Bengaluru store will be housed, spans 13 acres and offers 1.2 million square feet of retail space. As part of the lease, the mall operator has agreed not to rent neighbouring space to direct Apple competitors within a designated exclusivity zone—giving Apple a strategic edge in the new location.

The store is expected to further boost Apple’s growing presence in India, especially as the company sees record-breaking sales in the country and invests heavily in both retail and manufacturing here.
