After years of focusing on housing for the affluent and economically weaker sections, the Lucknow Development Authority (LDA) is now set to cater to the middle class with plans to construct over 1,100 high-tech group housing flats across Gomti Nagar, Gomti Nagar Extension, Aishbagh and Basantkunj. An online demand survey has already been conducted for the projects at all four locations.
According to LDA officials, the housing will come up on 4.5 acres in Viraj Khand, Gomti Nagar; 3.5 acres near Rapti Apartment in Sector-4, Gomti Nagar Extension; 4.63 acres on Mill Road in Aishbagh; and 3.7 acres in front of Rashtra Prerna Sthal, Sector-J, Basantkunj. The flats will be available in 3BHK (Study), 3BHK, and 2BHK (Study) configurations, featuring modern amenities such as a swimming pool, gym, clubhouse, yoga centre, play zone, green areas, and other facilities.

In its latest board meeting, the LDA discussed 59 proposals and three supplementary proposals, with most receiving approval. Some cases will be forwarded to the state government for clearance. The meeting was attended by Additional Secretary Gyanendra Verma, CP Tripathi, Finance Controller Deepak Singh, Chief Engineer Navneet Sharma, Chief City Planner KK Gautam, and board members Pushkar Shukla and PN Singh, along with departmental officials.
Key Decisions and Updates:
-E-Auto Charging Station: An e-auto charging station will be developed in Basantkunj on a 1,000 sq m plot near Pradhan Mantri Awas Colony. The land will be allotted to City Transport Services Limited for five years at a token rent of Rs 1 per annum.
-Affordable Housing in Devpur Para: Registration will soon open for 1,832 multi-storey flats under the Prasun Vihar scheme in Devpur Para. The 1BHK and 2BHK units will include lifts, DG sets, fire-fighting systems, and upgraded external development.
-Shops on First-Come, First-Served Basis: Commercial shops, halls and stores built under various schemes will now be sold at LDA’s reserved rates without e-auctions, enabling easier business access.
-Relocation Under Displacement Policy: Forty-two residents of Nandakheda Tulsi Complex will be provided homes under the Pradhan Mantri Awas Yojana.
-Digitisation and Weeding of Records: Proposals to scan, preserve and weed out old files in compliance with government orders have been approved.
-Approval for High-Rise Buildings: Adoption of the New Building Bylaws and Zoning Regulations-2025 has been cleared, paving the way for skyscrapers and boosting planned development in Lucknow.
-Housing Maps on Narrow Roads: The authority will now approve housing maps for single residential units on government-built roads less than nine metres wide, including those as narrow as 3–4 metres, except in illegal colonies.
-No Consensus on Amenities Fee Hike: While Shahid Path, Kisan Path and Green Corridor will be declared special amenities, the proposed increase in the special amenities fee to fund the Green Corridor (Pakka Pul to Daliganj) did not reach consensus.
