Lucknow circle rates revised: The cost of land and properties has risen in Lucknow as the new circle rates have been implemented by the District Magistrate after a gap of ten years, as per a report by Jagran.com.
The new rates were implemented after the objections were resolved on the proposed rates. As per the announced hike, the circle rates of agricultural, residential, and commercial land have been increased by an average of 25 to 50 per cent. In residential colonies like Ansal, Gomti Nagar, MR, and Mahanagar, where commercial activities are prevalent, the rates have increased by two to three times in some places.
In areas like Kisan Path, Expressway, and other highways, where the infrastructure is rapidly developing and the possibilities of future development are high, rates have been increased by 20 to 30 per cent.
In multi-story buildings, too, rates have been increased by an average of 20 to 40 percent. However, for a push to the industries in the Uttar Pradesh capital, the circle rate in the Defence Corridor in Bhatgaon has been fixed as low as only Rs 1,700 per square metre.
This will help people buy land and set up industries. In line with the push to industry, the district administration has also reduced the valuation of the land of industrial institutions by twenty percent from the rates of non-agricultural plots fixed in Bhatgaon.
Similarly, the valuation of land of cement factory, rice mill, flour mill, sugar mill, cold storage, furnace, warehouse and other industrial institutions established within the municipal corporation limits will be done by reducing the rate of non-agricultural plots in that area by twenty percent.
Earlier on July 1, a total of 49 objections and suggestions were received regarding the proposed rates of DM circle rates. The committee, headed by the DM, finalised the circle rate after hearing the objections.
Additional District Magistrate Finance and Revenue Rakesh Kumar Singh said that the administration has mainly focused on three points in deciding the circle rate. In 2015, residential rates were high in many places, and the rates of shops and offices were low. To eliminate this discrepancy, this time rates have been increased by up to 40 percent in such colonies and areas.

If any business or commercial activity is taking place within the boundary of a residential land, then the valuation will be 20 percent higher than the current circle rate. In the proposed circle rate, the valuation of those lands has also been kept 50 percent higher which were being recorded as commercial in the deed but the circle rate was being taken as residential.
Similarly, when the DM circle rate was implemented last time, the properties located under the metro route and flyovers in the city were given a discount of twenty percent in the circle rate. This time in the proposed circle rate, the administration has abolished that discount as well, that is, the properties located on both sides of the roads under bridges and flyovers will become twenty percent more expensive.
