The Yamuna Expressway Industrial Development Authority (YEIDA) has registered 441 hectares of land across the 18 villages in the Jewar area to prevent land fraud in the fast-developing region.
The authority got 3,695 mutations in its name on the government documents for 441 hectares of land. After the mutation, the government document will show YEIDA as the owner, which will prevent the fraud.
This will prevent cases of land being sold for bank loans or to others.
The land registration is done in two processes: One is formalising the deed, and the other is mutation. While the first process is an agreement of sale and purchase formalised between two parties, the second process is mutation, which is getting the land registered in the purchaser's name in government records.
How fraud happens?
YEIDA purchases land for planned development based on consent from farmers or under the Land Acquisition Act. But often, negligence is shown in getting the land registered in YEIDA's name in government documents.

This makes it easier for fraudsters to sell the land to others, as buyers remain unaware of the fact that YEIDA had already purchased the land and compensated the landowner. Similarly, loans are taken from banks by mortgaging the land.
The fraud comes to light only when YEIDA takes physical possession of the land and begins project work, as buyers or banks file an objection.
This leads to legal troubles, and hence the latest mutation will prevent fraud and make the development smoother for years to come.

Reacting to the development, YEIDA CEO Rakesh Kumar Singh said, "The land was previously registered in the names of 3,695 landowners. Their names have now been removed, and YEIDA's name has been registered. This will prevent fraudulent activities using government documents. There will be transparency in purchases and sales."
