In a major move aimed at enhancing the 'Ease of Living' for residents, the Yogi Adityanath-led Uttar Pradesh government has introduced significant reforms to the rules governing the division of ancestral property and rent agreement registrations. These changes drastically reduce the financial burden on citizens and are expected to curb family disputes and property-related litigation.

Reforms In Ancestral Property Division

The government has capped the cost for registering the partition of ancestral property at a flat rate of Rs 10,000.

Cost Breakdown: The total cost includes Rs 5,000 for stamp duty and Rs 5,000 for the registration fee.

Eligibility: This low-cost arrangement applies to traditional descendants spanning more than three generations.

Scope: The division is applicable only to ancestral immovable property, which includes agricultural, residential, and commercial assets.

Method: The property will be divided in proportion to the share mandated under inheritance laws.

Major Relief For Rent Agreements

To encourage formal leasing and protect both landlords and tenants, the government has simplified rent registration and reduced costs significantly.

Fee Reduction: Stamp duty and registration fees for rent agreements have been slashed by up to 90 per cent.

New Rates: There is a substantial reduction in fees across various rental tenures and annual rent slabs compared to previous rates, making the legal process affordable for ordinary citizens.

The government states that these reforms will strengthen law and order and provide direct relief to the public by:

  • Reducing family and property disputes.
  • Making it easier for landlords and tenants to register agreements, thereby curbing illegal and informal dealings.
