Buying land across Uttarakhand has become more expensive with the implementation of revised circle rates from Sunday. The new rates reflect an average hike of 15 per cent across the state, while in Dehradun, non-agricultural land prices have seen a maximum increase of up to 22 per cent.
According to the revised rates, land along Rajpur Road, one of the city’s most expensive stretches, has gone up by 9 per cent. The rate from Ghantaghar to the RTO office has risen from Rs 62,000 to Rs 68,000 per square metre. Similarly, the stretch from the RTO office to Mussoorie bypass has increased from Rs 55,000 to Rs 60,000 per sq m, while areas like Ghantaghar to Ballupur and EC Road have gone up from Rs 50,000 to Rs 55,000 per sq m.

The revised circle rates were notified by Additional District Magistrate (Finance and Revenue) KK Mishra on the recommendation of District Magistrate Savin Bansal. As per the orders, new rates have been applied in 1,044 non-agricultural areas (586 in Sadar) and 536 agricultural areas (174 in Sadar) of the district. Officials said 50 non-agricultural localities have recorded the sharpest hikes of up to 22 per cent, boosting expected revenue for the administration.
With the revised rates, land registration will now attract higher stamp duty. As before, the circle rates have been determined based on distance from the main roads, within 50 metres, 50 to 350 metres, and beyond 350 metres, with the highest rates applied to land closest to main roads.

Among other significant changes, rates in Ballupur Chowk to Premnagar, Sahastradhara Road up to IT Park, and Jogiwala to Kuanwala have all risen from Rs 35,000 to Rs 40,000 per sq. m. In areas such as IT Park to Chhatri Chowk, Saharanpur Road to Haridwar Road, and Lalpul-Kargi Road, the rates now stand at Rs 30,000 per sq m, up from Rs 27,000. Localities like Shimla Bypass Road, Chandrabani Road, Majra Road, and Mothrowala have seen an increase from Rs 18,000 to Rs 22,000 per sq m.
Officials said the proposal for the rate revision was sent to the state government nearly eight months ago and has now been approved.
