Housing demand in India’s top eight cities saw a slight uptick in the July-September quarter, with total home sales touching 96,827 units, compared to 96,544 units during the same period last year, according to a report by real estate portal Housing.com. New residential launches also rose, reaching 94,419 units against 91,863 units a year earlier.

Praveen Sharma, CEO of REA India (the parent company of Housing.com), noted that sharp price increases over the past five years have weakened demand in the affordable housing category.

“Demand and supply remain strong in premium and high-end housing, but availability in the affordable segment is increasingly strained. Developers need encouragement to boost supply, and the purchasing power of end-users should improve,” Sharma said.

City-wise performance

The report highlights varying momentum across major markets:

-Bengaluru: Sales up 23 per cent to 13,688 units

-Chennai: Sales up 51 per cent to 5,389 units

-Delhi-NCR: Sales down 14 per cent to 8,668 units

-Mumbai Metropolitan Region (MMR): Sales down 4 per cent to 28,690 units

-Kolkata: Sales up 43 per cent to 4,007 units

-Hyderabad: Sales up 5 per cent to 12,138 units

Despite overall growth, industry experts warn that limited supply in the budget-friendly housing segment could impact future market balance. The report suggests that targeted policy measures will be crucial to sustain demand from first-time homebuyers.
