Delhi News: In a bid to make Delhi a global hub for both hospitality and business, a new five-star luxury hotel will be built in Nehru Place, one of the busiest commercial hubs in the national capital, under the Delhi Development Authority’s revamped land disposal model. According to officials, Fleur Hotels Pvt. Ltd, a subsidiary of Lemon Tree Hotels Limited, has bagged the project under the DDA’s special licence property initiative. This initiative by DDA is expected to generate steady revenue of around Rs 10,000 crore for decades to come.
Five-Star Hotel Delhi’s Nehru Place: Check Details
Delhi Development Authority (DDA) floated a proposal on May 2 this year, offering a two-acre plot in Nehru Place for the development of a luxury hotel. The auction was conducted on August 13, in which Fleur Hotels Pvt. Ltd bagged the deal with a bid of Rs 27.19 crore per annum, which was nearly 50 per cent higher than the reserve price of Rs 18 crore. The bidding process was managed by SBI Capital Markets Ltd., which acted as transaction advisor.
The five-star hotel in Nehru Place will be operated under Lemon Tree’s luxury brand Aurika. Delhi’s Nehru Place Hotel will be among the largest hotels in the national capital, equipped with over 500 rooms and suites, signature dining outlets, expansive banqueting amenities, and leisure facilities.
“Aurika’s entry will deliver a luxury experience that’s about living, not just staying – a landmark in style, comfort, and service for the region,” said Patanjali Keswani, chairman and managing director of Lemon Tree Hotels.
The deal will not only take Delhi’s hospitality industry and business to new heights but will also ensure a steady stream of revenue for the DDA, as the fee will rise annually throughout the license period. “This model moves away from DDA’s old reliance on freehold or perpetual lease allocations, which were often unviable due to high land costs. The focus now is on long-term annual licensing, which ensures marquee projects while keeping DDA the ultimate landowner,” an official said. The model is not limited to hospitality but will also be extended to warehousing, health and retail projects.
