Surat's New Township: In the wake of the potential migration of the population around the Mumbai-Gujarat bullet train route, Surat has been awarded Gujarat’s maiden township planning scheme to cater to the urban expansion. Here are the key details about the project-

- More than 3 lakh square meters of land have been allocated for road development. Five Town Planning schemes are being formulated to promote housing, business, and economic growth, while improving connectivity through enhanced multimodal infrastructure.

- KD Patel, a senior town planner of the state government’s urban development and urban housing department, said, “Town Planning Scheme No. 61 (Kosmada–Chhedcha–Oviyan) is not just a planning document for the fast-developing city of Surat, but a roadmap for the inclusive and future-ready growth of the region. Covering 909 hectares, a total of five town planning schemes are being designed around the Bullet Train HSR node to strengthen the foundation for the city’s economic zones, residential areas, and multimodal connectivity."

- The purpose of the initiative is to create a balance between infrastructure development and residential and commercial expansion. The scheme aims to build a road, utility, and public infrastructure in line with the bullet train between Mumbai and Gujarat.

- The state government has approved a new town planning project called Scheme No. 61. This project follows a law made in 1976 for planning cities in Gujarat.

- The first town planning project in India was started in Ahmedabad in 1925, under the Town Planning Act of 1915. Now, exactly 100 years later, a similar project is being implemented in Surat. This new project in Surat is notable because it's very large and was approved quickly.

How Surat's Township Was Approved

The decision to build a township is taken after thorough hearings that considered applications, objections, and inputs from landowners and other stakeholders.

The approved town planning scheme spans nearly 164 hectares, involving around 135 final plots, and covers seven villages in Surat district: Kosmada, Chhedcha, Antroli, Sabargam, Oviyan, Niyol, and Vankaneda. The area will benefit from the Mumbai-Ahmedabad high-speed rail corridor, which will have 12 stations, including eight in Gujarat and four in Maharashtra.
