Noida Real Estate News: Living and investing in Noida may soon become costlier. The Noida Authority is preparing to increase land allotment rates, a move that could impact everything from home construction and residential flat purchases to industrial setups in the region. The proposal is expected to be presented at the Authority’s upcoming board meeting, likely to be held on April 1 or 2, jagran.com reported.
"The Finance Department is preparing a proposal to increase the allotment rates. The proposal will be presented to the Board Chairman for approval. The Authority will then implement the new rates," said Krishna Karunesh, CEO, Noida Authority as quoted by jagran.com.
What To Expect?
The highest increase is expected to be 10 per cent for group housing plots. While rates for other properties may remain at 6-8 per cent. The authority has been steadily increasing land allotment rates since 2022-23.
Rates Were Not Increased During Covid Period
Rates were not increased in 2020-21 due to the COVID-19 pandemic. In 2025-26, allotment rates for residential, group housing, institutional, and industrial plots were increased by 6 per cent. This increase in allotment rates directly impacts land prices.
Residential plots have become 38 per cent more expensive due to a steady increase over the past four years. The lowest-priced plots are in E-category sectors. Even here, the authority's allotment rates have reached Rs 51,000 per square metre.
In Phases 1 and 3 of the industrial sector, these rates have risen by 38 per cent in less than three years, and by 52 per cent in Phase 2. Similarly, the rates for group housing plots have also been increased by 6 per cent in the last two years.

How Are Allotment Rates Determined?
The authority has a committee to determine allotment rates. This committee determines the per square metre rate by factoring in land acquisition costs, development costs, external development costs, maintenance costs, and other expenses.
Sector rates are then determined based on category and location. Additionally, the RBI's Consumer Price Index (Urban) is considered.
