The Ghaziabad Development Authority (GDA) is preparing to introduce a structured maintenance plan for residential buildings under the Pradhan Mantri Awas Yojana (PMAY), even before possession is handed over to allottees. The initiative aims to prevent future deterioration of buildings and ensure their long-term upkeep.
According to officials, a fixed monthly maintenance charge, calculated based on the building’s area, will be included in the property registry at the time of registration. GDA Chairman Dr Hrishikesh Bhaskar Yashod recently directed the formulation of this plan to ensure proper maintenance and avoid the issues faced in earlier housing schemes.
GDA Vice-Chairman Atul Vats stated that registration will be completed before possession, and the maintenance charge will be clearly mentioned in the documents. This will ensure regular upkeep of the buildings, helping maintain their structural quality and providing residents with better living conditions.
The move follows the deterioration of the Tulsi Niketan housing colony, built in 1990 for low- and middle-income residents. Due to the lack of maintenance, the colony’s 2,004 EWS and 288 LIG flats have become unsafe. The GDA now plans to demolish these buildings and redevelop the area with a new multi-storey complex.

Officials said the new maintenance plan under PMAY will help avoid a repeat of such situations and promote sustainable urban housing management.
