Ghaziabad Master Plan 2031: The proposal for Master Plan 2031 was approved at the Ghaziabad Development Authority (GDA) board meeting. It will now be forwarded to the government committee for approval, following which it will be presented to Chief Minister Yogi Adityanath and executed if approved. It may take a month. At the same time, the Transit Oriented Development (TOD) zone along the Red and Blue Line Metros has been included in the Master Plan 2031.

Five Floor Area Ratios (FAR) will be granted by allowing mixed land use for 500 metres on each side of the metro's red and blue routes. A single plot can be used for both residential and commercial purposes. The red line will encompass 482.63 hectares, whereas the blue line will include 153.98 hectares. This will help with mixed-use development. A tiny area of land between Metro Shaheed Sthal New Bus Adda and Phase-2 Dilshad Garden is now under built.

Once labeled a TOD zone, people will be able to have the map passed under the new guidelines. A TOD zone will be established between a 1.5-km and 500-metre radius of the RRTS corridor station.

People in this region will be able to receive the maximum FAR, which will be 4261.43 hectares. A 909.82 hectare special development area near the Duhai depot and station aims to enhance urban development and infrastructure. A TOD mixed land use area of 416.97 hectares is proposed near the Duhai depot.

Master Plan 2031 will result in the development of residential, business, transportation, entertainment, and logistics parks. To ease traffic flow, 100-acre logistics parks are proposed at Dasna and Fatehabad Nithora (Loni).

Apart from that, a multi-model logistics park with truck parking is envisaged at Teela Mode, Farukhnagar Road, Morta, and Bhojpur.
