The long wait for applicants of LIG and EWS flats under the Palm Paradise residential project on the Deoria bypass is finally coming to an end. The Gorakhpur Development Authority (GDA) has announced that the homes will be allocated through an e-lottery on September 29.
The scrutiny of applications has been completed, with 8,448 applications approved and 887 rejected. The main reason for rejection was incorrect income certificates. For LIG flats, an income certificate showing an annual income between Rs 3 lakh and Rs 6 lakh was mandatory, while for EWS flats, the limit was below Rs 3 lakh.

Several applicants also submitted incorrect income certificates or failed to attach reservation-related documents, leading to rejection. However, applicants who could not submit income certificates can still provide them later if allotted a flat in the lottery.
A total of 120 flats will be allocated under the scheme, 70 LIG and 50 EWS flats. More than 9,300 applications were received, meaning that each flat has over 70 applicants competing for it.
Initially planned as a manual lottery, the high number of applications prompted GDA to conduct it online. All data has been uploaded, and on the day of the lottery, the names of successful applicants will be made public instantly, with notifications sent to their registered mobile numbers.
The flats are priced affordably at Rs 5.4 lakh for EWS flats and Rs 10.8 lakh for LIG flats. Additionally, 40 flats have been reserved for landowners who contributed land for the Khorabar Township and Medicity project, including 30 EWS and 10 LIG flats, approved by the GDA board.
Vice-Chairman Anand Vardhan stated, “We are making every effort to ensure the flats are allocated smoothly via the e-lottery on September 29. There are plans for Chief Minister Yogi Adityanath to hand over the keys to the successful applicants.”
