The Uttar Pradesh government has officially issued the notification for 80 villages that will form 'New Noida', also known as the Dadri-Noida-Ghaziabad Investment Region (DNGIR). With the notification in place, any new construction in these areas will now require permission from the Noida Authority.
The land acquisition process is set to begin, with the authority planning to acquire land from farmers based on mutual consent. A consultancy firm has already been selected to facilitate this process.
A crucial meeting is scheduled for next week to determine the compensation rate for the farmers' land. The meeting will be held between Noida Authority officials, including CEO Dr Lokesh M, and the District Magistrates of Gautam Budh Nagar and Bulandshahr.
According to CEO Dr Lokesh M, several factors will be considered to establish a fair compensation rate that protects the interests of the farmers. These factors include:
- The distance of the villages from the Noida International Airport.
- The utility and potential of the land.
- The proximity of certain villages to the Greater Noida Authority area.
- The current circle rate of the villages in Bulandshahr will also be a key consideration.
- The 80 notified villages include 60 from Bulandshahr and 20 from the Greater Noida area.
Phased Development And Initial Steps
'New Noida' is planned to be developed over a total area of 20,911.29 hectares (209.11 sq km) in four phases.
Development Timeline:
2023 - 2027: 3,165 hectares
2027 - 2032: 3,798 hectares
2032 - 2037: 5,908 hectares
2037 - 2041: 8,230 hectares
The first phase of development will begin where the GT Road diverges from the Eastern Peripheral Expressway. Land acquisition will be initiated in 15 villages, starting with Jokhabad and Sanwali, where discussions with village heads have already taken place. A temporary office for the DNGIR will also be established in these villages.
Phase 1: Investment And Economic Impact
The first phase of the project is ambitious, with significant investment and employment opportunities.
Land Required: 3,165 hectares.
Infrastructure Cost: Over Rs 8,500 crore.
Authority Budget: The Noida Authority has allocated Rs 1,000 crore for 'New Noida' in its current financial budget.
Expected Investment: An estimated Rs 50,000 crore.
Employment: Approximately 100,000 direct and indirect jobs are expected to be created.
The new city is projected to have a total population of 600,000, with an estimated 350,000 people migrating to the area.
