The UP government is set to allow commercial and other activities on residential plots located along roads that are 24 meters or wider. The initiative is aimed at making individuals running shops from their homes free from various forms of exploitation. Additionally, high-rise buildings will now be permitted on roads 45 meters or wider, while industries can be established along roads at least seven meters wide in rural areas.
To promote optimal land use amid rising population pressures, the state plans to revise building regulations. The new policy increases land coverage and Floor Area Ratio (FAR), while reducing setback requirements, thereby allowing more construction within limited space.
The government has drafted a new Building Construction and Development Bylaw-2025, replacing the outdated 2008 version. The new bylaw aims to provide comprehensive facilities and flexibility to landowners regarding construction on their plots.
Before the bylaw is officially implemented, the government is inviting public objections and suggestions. Citizens can submit their feedback in writing to the Chief Town and Village Planner within 15 days. The Housing and Urban Planning Department will consider the inputs and present the proposal to the cabinet. The bylaw is expected to come into effect following cabinet approval next month.
