Ease App 2.0: Uttarakhand To Launch AI App For Instant Building Plan Approval

The Housing Department is developing Ease App 2.0, a new version of its praised Ease App, which provides online facilities for building construction and plan approval. This upgraded version will be based entirely on AI and satellite technology.

Upon entering a land's plot number, the app will provide complete information about the plot and its surroundings in seconds. This data, previously only available from a Lekhpal (land records officer) or development authority experts, will now be accessible instantly on a mobile or computer.

Key Features Of Ease App 2.0

Automated Plot Analysis: The AI and satellite data will combine to show the width of the road leading to the plot, the direction of the slope in the area, the topography, and the land's designated zone.

Automatic Code Calculation: The app will automatically calculate critical building regulations, including Floor Area Ratio, ground coverage, parking requirements, setbacks, and building height limits.

AI-Powered Design And Error Checking: Based on the plot's size and location, the AI will suggest pre-prepared design and plan options for the landowner. During the application process, the AI will also indicate if any documents are missing or if there are technical errors in the plan.

This new system is expected to largely eliminate the problem of applications being repeatedly returned and will significantly speed up the approval process. The goal is to make building construction approval in Uttarakhand completely data-driven, transparent, and scientific.

Information The AI Will Provide

• The exact condition of surrounding routes and the area.
• Whether the land is elevated, low-lying, or level, and the direction of the slope.
• Information on open space to be left and ground coverage.
• How many floors can be built (Floor Area Ratio).

• Rules for stairs and lifts, standards for ventilation and light.

Similar Initiatives In Other States

Uttarakhand is not alone in moving towards AI-based approval systems.

- Telangana recently launched an AI-based app called "Build Now," which checks for errors as soon as a plan is uploaded and grants approval in seconds.

- Andhra Pradesh has implemented an online self-certification model for buildings up to 18 metres, allowing plans to be approved without delay after verification by an architect.

Ease App 2.0 is considered a similarly state-of-the-art model. According to R Meenakshi Sundaram, Principal Secretary-Housing, "Efforts are continuously being made to upgrade the Ease App, and creating a new AI-based version is part of this process to provide maximum services online."
