DDA Premium Housing Scheme 2025: Looking to buy a flat in Delhi’s prime locations? The Delhi Development Authority (DDA) has launched its much-awaited Premium Housing Scheme 2025, offering homes to buyers across all income groups from affordable LIG flats starting at Rs 38 lakh to luxury HIG apartments priced over Rs 2 crore. The scheme is live from August 26 to September 24, 2025, and for the first time, homes will be sold through a completely online e-auction process, making it more transparent and competitive than before.

Unlike earlier lottery-based allotments, this scheme invites interested buyers to register, deposit an Earnest Money Deposit (EMD), and bid in real-time auctions. The new format is designed to ensure fair pricing while giving homebuyers flexibility and control over their purchase.

The scheme includes a wide range of housing units under various categories: HIG, MIG, LIG, SFS, EHS, and even garages. Each category has a base reserve price, and the final cost is determined through bidding.

- High-Income Group (HIG)

Vasant Kunj: 1 flat (~138 sqm), Rs 1.98 crore

Dwarka Sector 19B (Golf View Condos): 7 flats (174–186 sqm), Rs 2.19–2.34 crore

Jasola: 30 flats (162–169 sqm), Rs 2.34–2.45 crore

- Middle-Income Group (MIG)

Locations include Ashok Nagar, Dwarka (various sectors), Jahangirpuri, Nand Nagri, Pitampura, and Malviya Nagar Extension

Prices range from Rs 60.5 lakh to Rs 1.52 crore

- Self-Financing Scheme (SFS)

Flats in Vasant Kunj, Shalimar Bagh, Rohini, and Alaknanda, priced between Rs 88 lakh to Rs 1.66 crore

- Low-Income Group (LIG)

Major options in Dwarka and Rohini, with units priced from Rs 29.3 lakh to Rs 90.2 lakh

- Expandable Housing Scheme (EHS)

Nasirpur (Dwarka): 66 units, 26 sqm, Rs 35 lakh

- Garages

Car Garages: Pitampura (Rs 35–43 lakh)

Scooter Garages: Mall Road and Ashok Vihar (Rs 3.5–5 lakh)

DDA Premium Housing Scheme 2025: Who Can Apply, Check Eligibility Criteria

-> Any Indian citizen above 18 years can apply.

-> You can own another property in Delhi and still apply.

-> Multiple flats across different DDA schemes are allowed.

-> Garages can only be purchased by flat owners in the same locality with freehold properties.

-> Visit the DDA e-auction portal or official website

-> Pay a non-refundable processing fee of Rs 2,500 (includes GST)

-> Submit Earnest Money Deposit (EMD):

-> LIG/EHS: Rs 4 lakh

-> MIG/SFS: Rs 10 lakh

-> HIG: Rs 15 lakh

-> Car Garage: Rs 4 lakh

-> Scooter Garage: Rs 1 lakh (Each flat/garage needs a separate application & payment)

DDA Premium Housing Scheme 2025: Check Auction Rules

-> Minimum Bid Increments

- HIG – Rs 1 lakh | MIG/SFS – Rs 50,000 | LIG/EHS – Rs 25,000
Car Garage – Rs 50,000 | Scooter Garage – Rs 25,000

Each auction lasts 1 hour with automatic 5-minute extensions if bids come in late (up to 2 hours 40 minutes max)

-> Highest bidder (H1) wins

- Results are published on the DDA website.

DDA Premium Housing Scheme 2025: Check Required Documents

- PAN Card

- Valid ID (Aadhaar, Passport, etc.)

- Address proof

- Bank account details used for payment

- Relevant certificates (for SC/ST/PwD/ex-servicemen)

DDA Premium Housing Scheme 2025: Check Reservation Policy

- SC – 15 per cent

- ST – 7.5 per cent

- PwD – 5 per cent

- War Widows/Next of Kin – 1 per cent

- Ex-Servicemen – 1 per cent

- Unclaimed reserved units will be added back to general auction listings.

DDA Premium Housing Scheme 2025: Check Allotment & Payment Terms

- Winners receive a Demand-cum-Allotment Letter via the AWAAS portal

Check Payment Timeline:

- Full payment in 60 days

- 30-day extension with 10 per cent interest

- Up to 90 days with 14 per cent penal interest (after paying 25 per cent upfront)

- Failure to pay results in cancellation and EMD forfeiture

- PwD buyers can opt for hire-purchase with 10 per cent simple interest for up to 15 years

- Unsuccessful bidders get EMD refunds within 30 days (no interest)
