Dwarka Expressway: The property prices along the Dwarka Expressway in Gurugram have reportedly significantly surged in the past few years. The prices have increased as the expressway is set to boost the regional connectivity in Delhi-NCR and other nearby states. While the launch prices in this region have increased from Rs 9,434 per sqft in 2020 to Rs 18,688 per sqft in 2024, the cost of an average 3-BHK flat surged from Rs 1.8 crore in 2022 to Rs 2.64 crore in 2025, reported the Times of India, citing a PropEquity study report.
While providing details, the report stated that the price of these properties is likely to further surge as the corridor is fully functional now. It further stated that the property prices are expected to increase as the expressway cuts the travel time to several key areas of the national capital, including IGI Airport. While the expressway's 18 km portion in Gurugram was inaugurated in 2024, the Delhi section of the expressway was inaugurated on Sunday.

The experts stated that improved connectivity will also boost the financial activities in the area, further leading to more job creation. They further stated that the property prices are set to increase in the upcoming months, adding that the expressway will also cut the travel time and reduce traffic congestion in the region.
Details about the Dwarka Expressway
The National Highway Authority of India (NHAI) informed that the expressway offers connectivity with a total length of 29 kilometers, comprising both Delhi and Haryana sections. The authority further stated that the Delhi section is 10.1 kilometers long and costs approximately Rs 5,360 crore.
The expressway provides access to key areas of the national capital, including Yashobhoomi, the DMRC Blue and Orange Lines, Bijwasan railway station, and the Dwarka bus depot.
