According to the complaint from Axis Bank’s Nariman Point branch, Dedhia had earlier taken a loan from IIFL in 2015 using flats and offices in Yash Signature as collateral. He later secured funding from Axis Bank in 2016, mortgaging multiple properties, including Yash Heights in Govandi and commercial spaces in Masjid Bandar. Loan terms required him to route sales through an escrow account and repay dues.

The bank alleged Dedhia failed to follow conditions, defaulted by 2017, and was declared a defaulter in 2018. Investigations revealed he and his wife sold off mortgaged properties without mandatory clearances. Axis Bank claims the amount was misappropriated, constituting criminal breach of trust.
