Purchasing land in both urban and rural areas of Amroha will become more expensive starting Monday, following the approval of revised circle rates by District Magistrate Nidhi Gupta Vats. The new rates come after resolving public objections and offering partial relief to residents.
The Registration Department has instructed sub-registrar offices across all four tehsils to implement the updated stamp duty rates and warned against any negligence in enforcement. Agricultural land prices have increased by 10-15 per cent, while residential land rates have risen by 20-25 per cent.

Circle rates, which are determined annually based on factors such as residential colonies, industrial development, location, and road width, have been revised continuously over the past two years. Last August, the department proposed a 20-25 per cent hike in rural areas and 25-30 per cent in urban areas, inviting public objections until September 29. Only ten objections were received, five from Amroha Sadar Tehsil, three from Hasanpur, and one each from Naugawan Sadat and Mandi Dhanaura.
After hearing public concerns, ADM Finance and Revenue Garima Singh addressed the objections, and the DM approved a partially revised list, providing some relief to land buyers.
The new circle rates for key areas are as follows (per square meter):
-Dhanora Road (Dawood Sarai to RBM Degree College, including Amroha Bahar Chungi, Nizampur Garvi up to St Mary’s School): Rs 18,000-30,000
-Jaiom Nagar via bypass to Kailsa Road (including Chhevda, Takiya Motishah, Hayat Nagar): Rs 22,500-37,500
-Kailsa Bypass Road to Kankar Sarai Square (Takiya Moti Shah, Amroha Khas Bahar Chungi, Amroha Khas Andar Chungi): Rs 12,500-19,500
-Lakda intersection to Vasudev turn via Bijnor Road (Mohalla Lakda, Shah Ali Sarai, Qureshi): Rs 40,700-67,500
-Lemon Drop Marriage Home to Amroha Bahar Toll: Rs 15,000-22,500
-Mandi Parishad on Guldia Road to new Tehsil intersection (Kamruddin’s Madhaiya, Rafatpura): Rs 27,000-45,000
-Lakda intersection to Mohalla Lakda on Dhanora Road till Dawood Sarai Road: Rs 31,500-54,000
-Double Gate to Bijnor Road Collectorate Bypass Road Tiraha (Badawala, Khalsa, Kundan Nagar, City Homes): Rs 37,500-60,000
-Block office to post-mortem house and surrounding villages: Rs 18,000-30,000
-Gandhi Murti Tiraha to Azad Road Ambedkar Park and via Begum Sarai Kalan & Khurd to Main Market (Pirgarh, Danishmandaan, Begum Sarai Kalan & Khurd): Rs 46,500-78,200

-Ambedkar Park to Mandi Chowk Square: Rs 44,500-74,500

All sub-registrar offices have been notified of the new rates and will start implementation from Monday.
Anoop Sinha, AIG Stamps, confirmed that the revised circle rates aim to reflect the rapid urban and rural development in the district while balancing public concerns.
