Residents living for years in 104 Municipal Corporation-owned residential properties across Gorakhpurat nominal rents will soon face a sharp increase in their monthly payments. The decision to revise the rent was approved during the 15th meeting of the Municipal Corporation Board and is based on an 11-year-old government order issued on December 1, 2014.
A recent survey conducted by the Municipal Corporation revealed that more than 100 residential properties have been allotted to members of the general public, including former MPs, MLAs, and journalists. Many of these properties are located in prime and high-value areas of the city, where tenants currently pay between Rs 150 and Rs 1,000 per month, rates far below prevailing market values.

According to the government order, rent for residences under Categories 1 to 3 will now be fixed at Rs 120 per square metre, while Category 4 and higher-category properties will be charged Rs 150 per square metre. The revision is expected to substantially raise the corporation’s revenue, as the low rentals had been causing significant financial losses despite the properties being located in some of the city’s most expensive areas.
The corporation had already increased rent for its commercial shops by five to ten times in the last financial year, aligning it with the circle rates. A similar approach will now be adopted for residential properties as well.

“The rent for Municipal Corporation residences will be fixed as per the rates prescribed by the Public Works Department. The revision work is in its final stage and will be finalised soon,” said Additional Municipal Commissioner Durgesh Mishra.
Once implemented, the new rent structure is expected to not only enhance the corporation’s income but also bring property rentals closer to market standards.
