To ensure the original structure of the Sports City project is not altered, the Noida Authority has imposed 23 conditions. All these conditions have been included following an order from the Supreme Court, as both the Supreme Court and the High Court have issued numerous orders regarding the Sports City project. This directs the approval of revised maps for builders who have paid the authority.
The order has been approved through a proposal in a board meeting. Now, builders submitting revised maps will only be granted permission based on these 23 conditions. The conditions stipulate that work must adhere to a 70:30 ratio. This will provide relief to 40,000 flat buyers.

Authority CEO Dr Lokesh M stated that an occupancy certificate has been issued for six towers (A-1, A-2, B-1, B-2, B-3, and C-1) of the Godrej Brick Rice project in SC-02, located in Sector-150. The authority took this decision in line with the Supreme Court's directives. However, the authority has also imposed several conditions on the builder.
These conditions, numbering more than 23, relate to construction as per the brochure, security, sports activities, NGT rules, and time extensions. This has cleared the way for the registration of flats for approximately 458 buyers. The builder will have to maintain a 70:30 ratio in the Sports City. This means 70 per cent of the area must be for sports activities and 30 per cent for residential facilities.
The area attached to the towers is not included in this occupancy. This area is part of the 70 per cent designated for the Sports City project. The allottee entity will have to obtain a time extension certificate from the commercial department as per the rules.
Key conditions included
* The allottee entity is bound to comply with the decisions on petitions filed with the NGT.
* Compliance with the Noida Building Regulations 2010, the UP Apartment Act 2010 and 2016, the UP Real Estate Regulatory Act 2016, and all acts of the Environment Department is mandatory.
* The allottee entity must comply with the conditions mentioned in the National Building Code (NBC).
* Any on-site change or modification to the measurements, area, parking, green space, facilities, and services shown in the maps and occupancy certificate, from what was previously approved, without prior permission from the authority, will be considered unauthorised and will be demolished immediately.

* The services mentioned in the brochure must be completed.
* Services included in the scheme, such as water, electricity, sewerage, firefighting, lifts, rainwater systems, water conservation, and recycling, must always be kept in working condition.
* The allottee must make adequate security arrangements for the towers built in the scheme. The entity will be responsible for any loss of life or property.
* The allottee entity will only give possession of flats to its unit sub-lessees after the occupancy certificate has been issued by the authority.
* The adjustment fee must be deposited by the allottee.
* The distance between all towers will be in accordance with the provisions of the building regulations.
* The allottee entity must provide visitor car parking facilities inside the premises. There will be no parking on the road.
* Arrangements for electric vehicle charging must be made in the basement parking only.
* Infrastructure for the internet must be provided.
* Partial occupancy is being issued on the condition that, within two months, verification of the project's services, including sewerage, water supply, drainage, electricity, roads, green areas, and the demarcation of the area as per the brochure, will be obtained from the project department.
* As per the UP Apartment Act 2020, the allottee entity must provide the DOD to the commercial department within one month and submit a copy to the planning department.
