Following the Uttarakhand government’s revision of circle rates for land and property, Dehradun’s Rajpur Road has emerged as the most expensive area in the state. Buyers seeking to purchase commercial properties, including shops, offices, or restaurants, along this stretch will now have to pay stamp duty at the rate of Rs 1.75 lakh per square metre.
The new rate applies to commercial establishments located between Ghantaghar and the RTO office. The circle rate for non-agricultural land in this zone is also the highest in Uttarakhand. Land within 50 metres of the main Rajpur Road is priced at Rs 68,000 per square metre, while land located between 50 and 350 metres from the main road is valued at Rs 55,000 per square metre.
Beyond the RTO office, from Jakhan to Mussoorie Bypass Road, the rates are slightly lower but remain among the state’s highest, Rs 60,000 per square metre for land within 50 metres of the main road and Rs 50,000 per square metre beyond that. The circle rate for commercial properties in this area is Rs 1.5 lakh per square metre.
Areas ranked third in Dehradun in terms of high property values include Ghantaghar-Connaught Place-Chakrata Road-Ballupur Chowk, Ghantaghar-Darshanlal-Prince Chowk-Saharanpur Chowk, Paltan Bazaar, Dhamawala, EC Road, Subhash Road, Mussoorie Bypass to Malsi Deer Park-Kuthalgate, and New Cantt Road.
Here, the circle rate for land up to 50 metres from the main road is Rs 55,000 per square metre, and Rs 48,000 beyond that. The circle rate for commercial buildings in these localities is Rs 1.38 lakh per square metre.
The revised circle rates have also made home purchases more expensive. Buyers will now have to pay separate circle rates for both the land and the construction on it.
For instance, purchasing a house on Rajpur Road means paying Rs 68,000 or Rs 55,000 per square metre for the land, plus an additional Rs 12,000 per square metre for the building’s construction (in the case of a permanent concrete structure). For a tin-shed house, the construction rate is Rs 10,000 per square metre.
These construction rates are uniform across the entire district, making property purchases notably more expensive for both residential and commercial buyers.
