Noida Authority New Land Policy: In a significant move to boost real estate and institutional investment, the Noida Authority has decided to waive the additional location charges for plots situated along the Noida-Greater Noida Expressway. Previously set at 7.5 per cent, this fee has been completely abolished, leading to a direct reduction in the allotment rates for properties in the region.

Major Relief For Metro-Adjacent Properties

The Authority has also slashed the location charges for plots located near Metro routes. The fee, which was earlier 10 per cent, has been drastically reduced to 2.5 per cent. This policy change is expected to lower the overall cost of land acquisition and property development across more than 40 sectors in the city.

Impact On Infrastructure And Sectors

The Noida stretch of the Expressway spans approximately 20 kilometers, housing dozens of sectors. Since 2019, the 7.5 per cent location charge was mandatory for various land uses, including:

  • IT and ITeS (Information Technology enabled Services)
  • Institutional plots
  • Commercial projects
  • Corporate Offices

With this fee removed, upcoming schemes released by the Planning Department for these specific categories will see a marked decrease in prices.

Updates To Unified Policy

Previously, in February 2025, a 10 per cent location charge was implemented under the Unified Policy for all types of properties located within a one-kilometer radius of the Blue, Magenta, and Aqua Metro lines. Following the Board meeting held on January 3, officials confirmed that these rates have now been revised downward to provide financial relief to allottees.

Noida Authority Officials stated, "The removal and reduction of these charges were approved during the recent board meeting. This decision will be reflected in the pricing of all upcoming plot schemes, making Noida a more competitive destination for institutional and commercial growth."
