Apple India Pvt Ltd recently signed a 10-year lease agreement for 2.7 lakh square feet at Embassy Zenith on Sankey Road in Vasanth Nagar - one of Bengaluru's upscale commercial hubs - valued at Rs1,010 crore. This marks Apple's second office in India's tech capital and will likely become its largest workplace nationwide.

- Carpet area: 1,96,179 sq ft (2,68,737 sq ft chargeable)
- Monthly rent: ₹6.315 crore (₹235/sq ft)
- Lease term: 10 years, with 4.5% annual escalation
- Security deposit: ₹31.57 crore
- Total outlay (incl. CAM + parking): ~₹1,010 crore over 10 years
Future Expansion Plans
The lease documents also indicate Apple’s interest in expanding further within Embassy Zenith by leasing the ground to the 4th floors — an additional 1.21 lakh sq ft. If finalised, Apple’s Bengaluru footprint would grow to nearly 4 lakh sq ft, strengthening its presence in India’s commercial real estate market.
A Landmark Deal in Bengaluru’s Office Market
Industry analysts note this could become one of the largest single-tenant office leases in Bengaluru’s history. The building is owned by Mac Charles (India) Ltd, part of Embassy Group, a key player in the city’s commercial property sector.

Apple’s Growing India Strategy
Apple first leased 1.16 lakh sq ft at Prestige Minsk Square in 2021, where operations began in 2023. The new office aligns with Apple’s broader push in India, which includes:
- Expanding manufacturing and production capabilities.
- Opening four new retail stores in Bengaluru and Pune.
- Expanding from the main attractions in Mumbai and Delhi set up in 2023, Apple is opening more shop doors across the country.
This move shows the brand is deepening its promise, not just to the shoppers, but also to the factories and assembly lines in India, where gadgets are now more than just sold—they’re also made.
